Tanunda Lutheran Home is a not for profit organisation that has been successfully operating for over 50 years. The high standard of homes and residential care accommodation has provided peace of mind for all interested clients when seeking their preferred choice of residency.

Nuriootpa Retirement Living is an arm of the Lutheran Church of Australia, SA/NT District which provides added strength to our organisation, under the protection of their umbrella.  This “safety net” adds a level of financial security for residents and families that is often not evident in other organisations.

There are two fees that are required. These are a once off entry contribution and a weekly General Services Fee.

The entry contribution is a single upfront payment that secures your home for as long as you wish to remain here. The current valuation determines the entry contribution and the Board of Management provides you with a choice of payment options to consider.

The weekly General Services Fee covers many of the costs related to the running of any household and this enables you to reside comfortably in your chosen home, thus relieving you of the burden of these ever-increasing costs.  The General Services Fee is reviewed annually, with input from two members of the Independent Living Residents’ Committee ensuring that consideration is given to all of the costs related to this matter..

  • council rates
  • water rates
  • garbage collection
  • sewerage disposal
  • building maintenance and repairs (external and internal)
  • painting of homes/units
  • building insurance (as stated in the Premises Condition Report – PCR)
  • fixtures and fittings (as stated in the PCR)
  • preventative maintenance program
  • termite maintenance
  • maintenance of communal gardens
  • lighting to communal areas
  • emergency service levy
  • public liability insurance
  • staff services
  • administration costs

Tanunda Lutheran Home is a not for profit organisation. Any monetary surpluses are retained by our organisation and used for the ongoing upgrading of Retirement Living projects. Tanunda Lutheran Home places great emphasis on the quality of care and safety that is provided to our residents and staff. Entry contribution retentions are used to support planned future developments and for the ongoing maintenance of our Retirement Village. The general service fee is used to cover expenses and administrative costs. This ensures that a high standard of accommodation is always provided for our residents.

There are no ‘hidden’ documentation or vacating fees for the resident or family when leaving your home/unit. The refund, as stated in your agreement is returned promptly and the General Service Fee ceases immediately the home is vacated and the keys returned to Tanunda Lutheran Home.

Tanunda Lutheran Home does not pass on;

  • the advertising costs of the home/unit
  • the refurbishment of the vacated home/unit

Also, you are not involved with the remarketing of the home/unit.

Residents will feel reassured that on vacating a home/unit there are no additional costs for advertising or long drawn out periods of uncertainty waiting for the sale of your home/unit before a refund is given. The retention held and the exact amounts to be returned to your funds are clearly detailed in your agreement.

Nuriootpa Retirement Living is open to all regardless of religious background.

An annual preventative maintenance check to all homes/units

  • gardening service
  • physiotherapy and podiatry services
  • an emergency call system
  • an Independent Living Residents’ Committee has a representative and will meet every month
  • a social committee arranges varied social functions and card afternoons
  • a 2-x week- exercise group
  • a newsletter is published monthly and delivered to your home/unit
  • a volunteer program is arranged by TLH’s Manager of Volunteers

There may be a small additional cost for some of these services.

Nuriootpa Retirement Living will provide one, two and three-bedroomed homes most of which will be detached, all with a garage. Each new home will also have:

  • mains gas hot water
  • oven and hot plates
  • data internet/phone point
  • built-in-robes
  • heating and cooling
  • ceiling fans in living area and bedrooms
  • internal blinds
  • 2550mm ceiling height
  • telephone
  • electricity
  • contents insurance (that includes public liability insurance for inside your unit)
  • personal white goods and possessions including washing machine
  • personal possessions
  • furniture and curtains
  • an emergency alarm if required

Blinds for windows will be supplied but not for doors

Nuriootpa Retirement Living provides a secure, supportive living environment which encourages interdependence and involvement in a range of activities.  The homes are architecturally designed and are structurally guaranteed by reputable builders with emphasis on quality fittings suitable for now and in the future. Your Nuriootpa Retirement Living home is available to you with a licence to occupy the home.
